Material Information Part A Reminder 2025

In the UK, advertising a property for sale using POA (Price on Application) is now considered unlawful under consumer protection legislation. The National Trading Standards Estate and Letting Agency Team (NTSELAT), supported by the Competition and Markets Authority (CMA), has ruled that using POA in listings is likely to mislead consumers because it withholds essential pricing information.
The rationale is that a property's price is material information—something a typical buyer needs to make an informed decision, such as whether to enquire, research further, or arrange a viewing. As a result, POA is no longer acceptable on property portals or estate agent websites.
Portals no longer allow POA for property listings and this is beyond our control.
We build websites that are compliant with the UK law by default. However, they can be amended to show POA if required, e.g. for markets that are not restricted like the UK, like European Union countries.
